Hong Kong REITS Association (HKREITA) successfully held an in-person seminar with the theme “AI-Powered Real Estate in REIT Management” on 13 October 2025. Attended by over 30 industry practitioners, the event explored how artificial intelligence is revolutionising REIT and fund management and discussed AI's impact on fund and portfolio management over the next five years.


During the first keynote session titled “Innovation Strategy for Real Estate Portfolio”, Dr Toa Charm, Founding Chairman of Data & AI Literacy Association, emphasised the importance of innovation in REITs, highlighting a shift from traditional "bricks" (retail/office assets) to "bytes" (tech-driven strategies). He urged managers to overcome legacy mindsets by focusing on customer pain points, prioritising cultural transformation over skills development, and fostering a "never stop" innovation DNA to ensure survival and competitiveness.


During the second keynote session titled “AI-Powered Real Estate: Applications in REITs Management,” Matthew Chan, Founder and CEO of Dynamic Flywheel Digital, explored AI's transformative role in REITs management. He noted that AI enhances functions like acquisition, portfolio optimisation, tenant management, and operations. He also introduced some emerging tools to the audience.


The seminar also included a panel discussion session on “AI Application on Business Management – for Funds and Management Operations” moderated by Nathan Kwok, Senior Manager of ESG Advisory at Colliers. Both keynote speakers recognised that top-down mindset changes are key to embracing the AI era and pointed out tools and solutions to address concerns such as privacy and accuracy.
